Construction project management

Acting as Client Representative, we take care of reviewing, controlling, supervising, and consolidating findings for informed decision-making.

 

Depending on the specific requirements of our clients, we provide construction management services including but not limited to:

 

  • Scope and design coordination management
    • Implement and use appropriate, proven and simple procedures and tools to ensure that the project includes all the work required to complete the project successfully, and to the entire satisfaction of our client:
    • Gather and review project drawings and specifications.
    • Investigate involvement of construction team as to avoid drawbacks and conflicts that can affect the schedule, costs and quality of the construction.
    • Coordinate efforts of the project design team to adjust and/or finalize the design.
    • Proceed with the coordination of value engineering to make sure that the specified materials and equipments meet the client’s budget, schedule and quality requirements.
    • Clearly define and plan scope of work and seek client’s approval.
    • Divide the scope of work in clear work packages/components facilitating verification and control according to the project quality control plan.
    • Coordinate the preparation of the tender documents (drawings and specifications) to be distributed to the contractors invited to bid on the project.
  • Schedule management and control
    • Implement and use appropriate, proven and simple procedures and tools to ensure timely completion of the project:
    • Launch project planning and scheduling upon completion of design review, taking into account the project final delivery and occupancy dates.
    • Initiate the Work Breakdown Structure (WBS) of the project:
      • Define, sequence project activities and estimate activities duration,
      • Estimate human resources level of effort,
      • Include major milestone dates, etc.
    • Submit initial project schedule for Client’s and design team’s approval as it is to serve as a baseline for project procurement and human resources management, as well as for the site schedule management.
    • Include the approved initial project schedule in the tender documents, to make sure that the contractors’ prices and resources meet the project schedule constraints and requirements.
    • Monitor and update project baseline schedule on a regular basis.
  • Procurement planning, tendering, and contracts management
    • Implement and use appropriate, proven and simple procedures and tools, to determine what to procure, how to procure, how much to procure and when to procure.
    • Prior to tendering, prepare a project procurement plan in coordination with the project team, by subdividing the project in appropriate and coordinated tender packages or phases, in order to optimize costs, quality and schedule.
    • Approve, plan and coordinate the preparation of tender documents.
    • Submit for Client’s approval a list of recommended contractors and suppliers to bid on each package or phase in accordance with the magnitude and the complexity of the scope of work.
    • Coordinate the analysis of quotations according to the tender documents, and participate in the selection of contractors along with the project team of professionals.
    • Upon contract award, coordinate the preparation and signature of contractual documents including the issuing of proper constructions documents by the professional design team.
    • Manage the contracts in collaboration with the project team and according to the project contractual documents including but not limited to: shop drawings submittals and approval, schedule management, site meetings, management and control of variation orders control, potential claims settlement, quality control, and contracts close-out.
  • Quality assurance planning and quality control management
    • Collaborate with an external quality control firm, recommended by us or by the client, to coordinate the implementation of a quality control plan and ensure that the project meets its quality and safety standards.
    • The quality control plan will include:
      • Quality standards relevant to the project,
      • Type of quality control measure,
      • Frequency of controls, etc.
    • Evaluate the overall project performance of the QA/QC plan on a regular basis to provide confidence that the project will satisfy the relevant quality standards.
  • Budget and cost control
    • Implement and use appropriate, proven and simple procedures and tools, to ensure that the project is completed within or under the approved budget:
    • At the design stage:
      Make sure that the estimated project cost will stay within or under the approved budget.
    • At the procurement stage:
      Make sure that the contracts awarded are within or under the approved budget.
    • Structure the budget as to facilitate cost updates allowing fast decision making.
    • Provide regular updates on the cost versus budget, by incorporating the variation orders and by making appropriate cost projections, and estimated cost at completion.
    • Inform the client of any potential issues that can affect the final cost of the project, and suggest solutions to minimize their cost impact.
    • Periodically manage, review and approve contractors’ request for payment and provide the client with actual cost progress reports.
  • Communication management and reporting
    • Implement and use appropriate, proven and simple procedures and tools, to ensure timely and appropriate generation, collection, distribution, and record-keeping of project information:
    • Periodically submit a project report including, but not limited to :
    • Site activity summary
    • Updated schedule
    • Budget variations
    • Incurred costs
    • Other relevant and important issues
  • Communication management and reporting
    • Towards the end of the construction phase, manage the final delivery of the project to the satisfaction of the client and according to occupancy dates or phases.
    • Coordinate the inspections and corrections of any defective work.
    • Coordinate the testing of electrical and mechanical equipments to ensure that they are fully operational (i.e. commissioning)
    • Gather and handover final documents and project records required for the client occupancy in the likes of as-built drawings, guarantees and operating manuals, personnel training, etc.
